This includes wider street frontage and a new internal green space encouraging its public use, all feeding into the local economy and adding value to the community.

Site Context

The site is bounded to the north by the A56, a key arterial route into the Manchester city centre. The corner site has a significant visible presence for both vehicles and pedestrians that pass through the crossroad junction. The site sits on the boundary of the Civic Quarter.

The local context is varied in style, from high-rise development to low-rise residential and commercial buildings.

There is a high density of high-rise buildings to the West of the site, and low-rise domestic properties directly adjacent to the site along Hornby Road.

It also sits within close proximity to Old Trafford and Old Trafford Cricket Ground.

Sizeable commercial developments dominate the Chester Road / A56. These often have little interaction to the street frontage.

Planning History

The current building at the site is an old office block with limited use for neighbouring residents.

Previous planning applications have been unsuccessful in their proposed development of single-function hotels.

The current proposal has been designed to overcome the issues identified by the Council in the past, including the addition of retail space and green landscaping to benefit the local economy and community at large.
